Real Estate Stimulus Plan? Maybe!

The National Association of Realtors (NARs) has signed off on a proposal of a real estate stimulus plan to the federal government today.

The real estate stimulus plan requests a temporary non-repayment home buyer tax credit of $7,500 and a temporary federal mortgage rate buy-down which can be as low as 4.5% or less.

Also, the recent temporary increase of FHA, Fannie Mae and Freddie Mac loans limits to $729,570 has also been included in that package plan. NARs requested this limit to become permanent.

The time to buy a Charlotte NC home is NOW!

With prices going down, down, down and interest rates following suit, NOW is the time to buy.  If you wait too long and allow this ideal time to pass, you may be one of those who, three, two or even a year from now, wish they did buy now.  Don't wait it out too long just like those sellers did in the Northeast, Florida, Vegas and California when they held out for home values to appreciate more.  Those sellers now wish they sold their houses when it was a "seller's market." Now it's a "buyer's market" and sellers are scrambling to sell their homes. 

I don't anticipate Charlotte values to hit double digits decreases like other parts of the country.  Yes, we have experienced some value decreases, but our local market is quite healthy.  Businesses and families continue to move here in steady numbers, young graduates are looking to Charlotte for jobs in various sectors, retirees are retiring here in record numbers. 

This market is especially attractive for those buying Charlotte NC new homes.  The new homes industry has not seen an increase in profits since 2007 and builders are eager to move their properties.  Builders are giving away very attractive incentives, too.  I've seen tens of thousands of dollars given to buyers for options, mortgage payments deferred for several months with no accrued interest, even cars given away!  Couple those incentives with The People Realty Cash-Back Buyer Rebates and you can literally get into a beautiful, brand new house for thousands and thousands of dollars less than if you purchased it a year or two from now!  But don't wait too much longer...I believe we are as close to the bottom as possible.  What is going to happen is an increasing number of buyers and investors will continue to grab these deals and as that happens the market will begin to stabilize itself again.  Then, good old inflation will inevitably take over once more. What your money buys today will buy less home in the future.  Don't let this happen to you!

However, the biggest obstacle a buyer must overcome is financing.  Banks and brokerage firms are going "back to basics" with lending and it's going to be tougher to get a loan.  Thankfully, there are numerous ways to finance your Charlotte NC dream home.  There are lease options, installment land contracts, seller/investor financing, note-discounting, PMMs, MCCs, DPAs, bridges, wraparounds...the list goes on and on. 

The market has definitely changed.  There does exist a "pinchful" of conventional and government programs out there that are not credit-score driven and require a low downpayment.  But, gone are the days of non-documentation, zero down payments and a credit score above 680 or better is the status quo.  This is why alternative ways of financing a home are popping up all over the place.  A prospective buyer must proceed with caution.  As your Realtor I will only refer you to the most trusted sources of creative funding providers.

Charlotte NC in Forbes Top 10 Best Cities For Young Professionals

Despite the fallout of Wachovia, Charlotte recently ranked #8 in Forbes Best Cities for Young Professionals.  The Charlotte region has many advantages.  Not only are do we remain to be the 2nd banking capital in the nation after New York, our biotechnology sector is growing in Charlotte as well.  We are also a premier spot for the motors and race industry.

Lovelace Respiratory Research to join NC Research Campus, Kannapolis, NC

Lovelace Respiratory Research Institute based in New Mexico is yet another one of several private research firms that are joining the biotech hub known as the North Carolina Research Campus in Kannapolis, NC.

The North Carolina Research Campus is set to open several of its first buildings soon.  Lovelace Respiratory Research Institute plans on opening sometime in October.

Frazier Dog Park Opens in Uptown Charlotte NC!!!

Uptown Charlotte's first dog park opened its gates this week, August 19, 2008.  The park is located near West Trade and Sycamore Streets.  Dog parks are fenced areas inside a city/town park reserved for dogs and their owners.  Dogs get to roam leash-free. 

Frazier Park is not the only dog park in Mecklenburg County.  There are four other dog parks and they are:

  • McAlpine Creek Park, 8711 Monroe Road, Charlotte
  • Ramsey Creek Park, 18441 Nantz Road, Cornelius
  • Reedy Creek Park, 2900 Rocky River Road, Charlotte
  • William R. Davie District Park, 4635 Pineville-Matthews, Charlotte

Currently, access to the parks is free.  However, pooch must be vaccinated against rabies.

Charlotte NC Biotech Future

The Charlotte region has come a LONG way since its textile manufacturing era.  Most people are well aware that Charlotte is the #2 banking industry in the nation, second only to New York City.  Charlotte has established itself in the motorsports industry as well. 

Now Charlotte might be on its way to carving a unique niche in specialized biotech applications.  A preliminary study by the Charlotte Chamber indicated that 500 (or more) biotech & life science firms are already operating in Charlotte.

Advanced Bionics, SynerMed, W.T. Hinnant Artificial Limb Co., Absolute Proof DNA, German-based BSN Medical, and Alveolus Inc. are just a few to mention. 

Add to our diversified industries the fact that we have an international airport, and it's difficult to debate Charlotte's promising economic position.

Charlotte MLS Explained

MLS stands for Multiple Listing Service. Despite what you read or hear, the general public does not have true access to the MLS. What you get access to is a system where brokers cooperate with each other to display listings on each other’s firm web pages. This system is known as the Internet Data Exchange (IDX) System. The IDX System displays very limited fields of data compared to the MLS mainly because much of the information in the MLS contain proprietary or confidential information. Only licensed real estate brokers who subscribe to the MLS have access to the MLS. Even when a real estate website advertises that you can search the MLS, this simply isn’t true.  To search the Carolina MLS or Charlotte MLS means to have full, unlimited access to all data information.  What you're searching is a very limited IDX system that extracts information from the Carolina MLS and Charlotte MLS.

Kannapolis Research Campus Attracts Another Tenant

Sensory Spectrum, a firm specializing in sensory testing for the food, beverage and pharmaceutical industry and based out of N.J., is arranging to join the North Carolina Research Biotech Campus (NCRC).

Sensory Spectrum will help create between 20 to 30 jobs at NCRC.

Cabarrus County Tourism Booming!

Tough national economic times have not hurt North Carolina too much, especially Cabarrus County where tourism is booming.  Current visitor spending is about $314 million and that number is expected to reach $525 million by 2011!

Cabarrus County is just 25-35 minutes north of Charlotte, NC particularly for those who reside and do business in the cities of Concord and Kannapolis.

Concord is where you'll run into the most popular shopping destination in North Carolina, the Concord Mills Mall.  The Concord Mills Mall is also the second largest mall in NC.  Moments away is the Lowes Motor Speedway for those NASCAR fans.  Not to mention that Charlotte is the future home for the NASCAR Hall of Fame set to open 2010!

As if shopping and NASCAR, Charlotte arts and museums, parks and recreation (including a dog park) and The National Whitewater Center isn't enough, 2009 will bring us The Great Wolf Indoor Waterpark Lodge in Concord, NC!

Kannapolis is where the much-anticipated North Carolina Research Biotech Campus (NCRC) is being constructed.  Opening soon is the David Murdock Research Institute along with the Center for Agricultural Genetics (part of the NC State University and the Dole Research Institute and the Nutrition Research Institute). 

NCRC is focused on becoming the world’s most advanced centers for biotechnology and they are planning aggressively.  This will not only create hundreds of jobs but will bring thousands of families relocating to the area. 

Cabarrus County offers lower property taxes than Charlotte area.  Concord, NC and Kannapolis, NC also have very good schools.

Charlotte, NC Homes & Real Estate Market Update

Although Charlotte area prices dropped a hilarious 0.1 percent in the past year, our market remains strong especially when compared to other urban areas nationwide where declines for the past year were in the double digits percentage-wise. 
 
This has been the first decrease since 1991...17 years ago!  Still, our market remains optimistic with the steady growth of jobs and relocations.  Our affordability index is very good.
